We are currently seeking a Director of Construction.  The ideal candidate will be a self-motivated decision-maker with excellent communication skills, able to work closely with the Vice President of Construction, staff, subcontractors, and owners.

Key Responsibilities include:

• Provides guidance to ensure JGJ and project stakeholders communicate and work together. Helps to ensure project harmony with subcontractors.
• Ensures and assists (when needed) that project teams are following their applicable roles and responsibilities.
• Demonstrates the ability to understand and adapt to the strengths and weaknesses of team members.
• Supports the project teams in resolving schedule issues and related project schedule management.
• Supports project teams with project financial management and change management and provides guidance on resolving project budget issues.
• Supports and guides the project teams with contract terms and conditions, the project estimate, the qualifications, and assumptions.
• Ensures a strong project closeout takes place in both team performance and documentation.
• Identifies potential project challenges well in advance and supports project teams in avoiding and/or working through them.
• Builds and leads project teams, stays ahead of staffing issues, ensures internal harmony among JGJ Team Members, provides training and mentorship, and plays an important role in employee retention.
• Ensures quality control and related risk management across projects involving materials, weather conditions, and related materials, both short-term and long-term.
• Communicates with project teams and the Safety Manager as needed to ensure a safe job site and adherence to related safety practices.
• The ability to successfully communicate across all spectrums of the workforce.
• Plays a role in business development and client retention. Represents the company in a helpful and positive manner.
• The ability to oversee multiple projects at one time while knowing when to dive into the details to help avoid and/or resolve an issue.
• Organized, detail-oriented, and displays a team attitude.

Requirements:

• Minimum seven years of experience managing construction projects and staff. 

Qualifications:

• Must have the ability to organize own schedule to ensure timely completion of projects effectively.
• Strong attention to detail with the ability to perform work accurately and thoroughly.
• Must be able to multitask several projects simultaneously while managing budgets and difficult deadlines.
• Above average skill level with Excel and project management software.
• Excellent verbal and written communication skills.
• Must be able and willing to be based in the Cleveland, Ohio, home office with occasional travel to out-of-state projects.

We are currently seeking a Preconstruction Manager for our Cleveland office. 

The Preconstruction Manager leads the planning, estimating, coordination, and documentation required to move projects from early concept through turnover to Operations. This role supports the Preconstruction team in delivering work that meets client expectations for quality, service, schedule, and value.

The Preconstruction Manager reports to the Director of Preconstruction Services and works closely with owners, architects, engineers, municipalities, consultants, authorities having jurisdiction, utilities, subcontractors, vendors, and internal project teams.

Responsibilities include:

• Meet or exceed client expectations while upholding John G. Johnson Construction’s standards for ethics, service, and professionalism.
• Plan, organize, coordinate, and schedule preconstruction activities across clients, architects, engineers, municipalities, consultants, authorities having jurisdiction, utilities, and other stakeholders.
• Lead design meetings, document action items, follow up on deliverables, and perform QA/QC and constructability reviews.
• Identify and resolve issues that may affect design progress, budget, schedule, or project execution.
• Monitor design scope changes, assess cost and schedule impacts, and recommend practical solutions to the project team.
• Lead value-enhancement efforts by developing options, compiling recommendations, and presenting solutions to the design team and client.
• Support programming and design development to align construction documents with the client’s budget, goals, and expectations.
• Develop estimates, qualifications, assumptions, general conditions, and general requirements through schematic design, design development, construction documents, and GMP phases.
• Create preliminary schedules, logistics plans, and phasing plans based on client needs, critical path, procurement timelines, trade durations, and Operations input.
• Support subcontractor outreach, procurement, bid package leveling, owner contracts, and contract exhibits.
• Coordinate a complete turnover from Preconstruction to Operations, including hand-off meetings and transfer of key project information.
• Participate in presentations with prospective clients, as needed.
• Represent John G. Johnson Construction at market-sector conferences, meetings, and seminars.

Qualifications:

• Five to ten years of construction experience preferred, with a background in preconstruction, estimating, project management, design coordination, or related construction planning functions.

• Proficiency with Microsoft Office and construction technology platforms such as Bluebeam, PlanSwift, On-Screen Takeoff, BuildingConnected, and Procore is preferred.

• Demonstrated ability to communicate clearly, follow established procedures, escalate issues appropriately, and exercise sound judgment when project conditions require additional direction.

We are currently seeking a Project Superintendent in the Cleveland area.  The ideal candidate will be a self-motivated decision maker with excellent communication skills, able to work closely with the design team, staff, subcontractors, and owners.

Key Responsibilities include:

• Plan, direct, manage, oversee, and document all daily activities on the project site
• Promote a positive culture and team environment within the project team and key stakeholders
• Implement, manage, and maintain a worker orientation program for all new workers on the project
• Implement, update, and communicate the project schedule to all subcontractors and suppliers
• Coordinate all required field inspections and maintain the inspection log
• Perform, upload, and maintain all company documentation requirements, including, but not limited to, daily job reports, daily photographs, toolbox talks, etc
• Conduct weekly coordination meetings, generate and distribute meeting minutes in partnership with the Project Manager and/or Project Engineer
• Manage the project budget by monitoring, managing, and controlling the general condition costs, working in partnership with the Project Manager
• Review monthly pay applications for work in place in conjunction with the project manager
• Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors
• Promote a culture of safety with the implementation and enforcement of the company’s safety policies and site-specific safety plans
• Implement, maintain and enforce the company’s quality control plan

Requirements:

• Multiple years of field management experience in the commercial construction industry
• OSHA 30 required or the ability to obtain OSHA 30 within 30 days of hire
• Reliable transportation to and from the project
• Able to work in all elements of the outdoor environment, which may include heat, cold, rain, snow, wind, etc
• Able to access all areas of the jobsite that may include stairs, scaffolding, ladders, elevation changes, etc
• Capable of working in physical positions that may include kneeling, sitting, standing, squatting, bending over, etc
• Must be able to move, carry or position items weighing up to 75 pounds

Qualifications:

• Good working knowledge of schedules, specifications, plans, submittals, subcontracts, shop drawings, and any other project-specific documents
• Able to clearly communicate with all members of the project team
• Proven track record of organizing all scopes, people, material, tools, and equipment to successfully manage the project and schedule
• Ability to represent the company and yourself with a positive and professional attitude at all times
• Basic working knowledge of computers
• Basic knowledge of accessing web-based documents if needed

Key Responsibilities include:

• Develop a comprehensive working knowledge and understanding of contract documents, including subcontracts, plans, and specifications for the assigned project(s)
• Promote a positive culture and team environment within the project team and key stakeholders
• Prepare a procurement schedule for subcontractors and major material and equipment purchases to ensure timely buy-outs and compliance with the construction schedule
• Read and interpret drawings and specifications
• Implement and manage RFI, submittals, and RFCOs
• Prepare subcontract change orders for issuance
• Develop and update project schedules and phasing plans
• Attend, conduct, and document all preinstallation and coordination meetings
• Manage project close-out, including securing warranties, obtaining and assembling Operation & Maintenance manuals, and as-built drawings
• Ensure strict adherence to safety, ethics, and compliance requirements at all times
• Work closely with project managers and superintendents on the day-to-day operations of construction sites

Requirements:

• Bachelor’s degree in Construction Management or Engineering
• Knowledge of construction costs, construction methods and materials, installation procedures, and a general understanding of mechanical, electrical, and plumbing systems
• Thorough knowledge and understanding of drawings and specifications, general contract, and subcontract documents

Qualifications:

• Strong oral and written communication skills required
• Working knowledge of MS Office products, Bluebeam, and Scheduling Software
• Proficiency in Viewpoint Team and Spectrum preferred
• Basic knowledge of managing and uploading web-based documents
• Experience with Contractor Payment Applications
• Ability to clearly communicate with all members of the project team, including architects, engineers, and subcontractors
